I have ran into a few deals to flip and wasn't a big fan of HELOC, am I missing the bigger picture by trying to sell the property to buy a rehab?

Also, looking for a good insurance agent or company to work with on fix n flips Denver metro. 

Especially if you do not have experience as a landlord.The flip side is they qualify a property on a fairly high percent of your income if you are doing an owner occupied loan. 

Or fix and flip?

A "flip" can be pretty damn far in the red but still be "viable" if it makes good TV that generates a bunch of add revenue. 

There’s a guy on here that rehabbed one like yours and flipped it for several hundred thousand in profit .
