As you mention you are only sending out a few targeted letters, there are a few rules of thumbs to consider so you don't get discouraged:If you are sending out very targeted letters like it sounds like you are you can expect for every 100 letters you send to get 5-10 calls.For every 25 calls you get you might get 1 deal.With Direct Mail marketing, volume is the key to get the phone ringing and then to find the one good deal out of the leads you get.

Im not generating additional rent from it and you better believe when the thing dies the phone will ring.

For that responsibility I also have to make my own phone ring, and but the reward is a better compensation plan, IMO.

They've got  to be your eyes and ears on the ground.  

Recently the EMD has been a topic as the seller was requesting that it be placed before myself and the property manager walked through an additional time (to be the eyes and ears for the seller as there was an eviction post my initial walkthrough).The EMD establishes the firm date which is contingent upon the receipt of all documents including the title policy and survey (both of which are outstanding at the moment).

This is a bird’s eye view of a complicated matter and you should seek professional advice should you choose to proceed.Brandon’s words on the podcasts keep ringing in my head… if asset protection is what is holding you back from investing in real estate, then just create your LLC already … BUT make sure you do it right!
