I'm a residential appraiser and in my market the general rule of thumb is a bedroom has to be greater than 100 square feet, has at least one window and closet, and isn't located directly off the kitchen.

@Sean MorriseyI think you will find the best deals by using Google maps and searching for mom and pop facilities and calling direct.

I don't think taking the lockbox off will help you - it's much easier to pick the actual lock, than cracking the LB open.You won't be able to meet the scammers, they will ask you to mail money..

Do you have any resources (websites or books) that can point me in the right direction for following the SEC rules.

We have used companies like InfoUSA and other list generation sources in the past, but found that we had a hard time finding the owner directly and ended up speaking to a lot of property managers etc. which wasn't particularly effective.Does anyone have any ideas of companies or processes we can employ to help us identify properties and then get in touch with the true owners of the building?
