All you need is a cable internet modem and you can run all your cameras via PoE (one cable)  Very simple; I set all mine up myself. 

And in about half of my properties I can get 10-20% forced appreciation via a rehab or other modification.If you can get 20%+ cash-on-cash return, double digit appreciation, and double digit initial forced appreciation...that's hard to argue with.

Still possible to get double digit COC and ROI numbers in our market, even with high interest rates.

I'm mainly interested in mailers, as I believe digital marketing is beginning to get too saturated.

Both in Warren.It has appreciated double digits for quite some years now (I can share the data) but with increasing rents, the numbers still work really well.

What I would do is find a small multifamily with a garage in a lousy neighborhood as close to my job as possible, put in video cameras and a security system, and work on developing my side hustles.

Good motion sensor lighting makes a big difference - might not want to be cutting a cage directly with a bright light shining on you.Consider buying some fake surveillance cameras.
