Are there any tips for evaluating whether a real estate agent possesses the knowledge and reliability required in investment areas?

I have read that tax sale properties will have a clouded title and will require extra legal action to get the title cleared in order to get title insurance and thus financing, so this is confusing to me.The plan with this property would be to BRRRR it, so eventually getting financing is required.Has anyone in NC dealt with a situation like this?

Fannie and Freddie caught on to what most of the folks were doing which was buying 2nd homes at lower capital requirements and better rates to just rent/Airbnb them anyway.

If a residential property is bought and resold in 18 months or less, there will be a new required disclosure document included with all the other escrow documents.

If you doing creative financing (seller-finance/sub-to) you can close in your personal name, and some loans could require that it be closed in personal name (conventional).

Now that HOA has a mandatory requirement of cleaning these vents once a year, is it ok if I make this tenant's responsibility and have him pay for the same and provide me a proof receipt the cleaning was done?

I was reading into the California SB721 Bill, which is the Balcony Inspection bill that requires certain multi-family properties to complete an inspection on existing balconies and decks by January 1st, 2025. 

That requires finding Special Situations that have numbers that really work to make them worth your while.
