My family has a mobile home that is in bad shape and has issues with mold and a caving floor (water leak) and roof (tree damage) in certain areas.

If a covered peril (cause of loss) such as fire damages the house they will need to pay for other accommodations until they can get back into the house.

Plumbing - Must be functional with no damage or leaks.Hot water - Must be functional.Electrical - All receptacles must function normally, GFCI receptacles required in kitchen and baths, no exposed wiring.HVAC - AC is not required, but if ductwork is present, then AC must be functional.

Even in cases where we didn't use it (or in cases where a landlord or PM does not believe that is a good practice), it's still comforting to know that we have a two month "cushion" for the landlord (barring any damages to the unit of course) when holding first, last, and security. 

Essentially you cannot move a tenant out unless they are damaging your property and even if they are, it will take months if not years to get them out. 

I never thought of that even though I have put in for that in the past (I’m in the Air Force) without success yet.

Please be aware that with this type of occupant, you must consider the 'retribution damage' they might inflict on the property before eviction takes place. 

There are bathroom fans that you can buy which also act as a whole-house fan (run on a low and quiet setting even when not turned on) and it's really good for any unit to recirculate the air. 

Just pulled the 7% out of thin air :)  Plus if you can avoid a Realtor that saves you 6 or 7%. 

And this ride is only partly dependent on the real economy as long as we can create more money out of thin air.
