One who is academically genius won't transfer to financial knowledge.

My current situation: Im 24, My income was 22,000$ In 2014 (with my current steady job) and really low in 2013 (cant remember the number, but was jumping from job to job) and a 750 in credit score. I want to invest in...

I obviously want to get it for as cheap as possible.I do have funds for a down payment, however I do not want to tie up all of my money as I want to be able to buy more in the near future.My question is what are some creative ways to purchase this property without coming out of pocket with a lot of funds, and making it appealing to the seller?

@Tish Thorpe I think you are smart to think creatively about how to change your financial circumstances.I have only been following biggerpockets for a couple of weeks and I have been repeatedly surprised by how many people come to this site with exactly your plan - wholesaling to build up some cash and then be investors.I am sure some people have done it (starting careers through wholesaling) successfully.

Like Tom mentioned you could go with creative financing as an option.
