There's lot of people giving advice on how LLCs and tax issues function in the real world despite having no background or qualifications to actually give this advice.

Jonathan is right....now it is going to be tough....but once the memoratoriam is lifted, I expect the courts to be flooded with eviction cases....personally, I prefer 6 month leases as a happy medium...as opposed to month to month...which may scare off potential future renters.

I think there is a some considerable blue ocean in the 15-80 unit space for investors who function as operators and are willing to embrace the pain of being quite active.  

The good ones have a 50% rule comparison function. 

Most CoD defaults in Minnesota do not involve court actions.

My questions are, in California if someone rents out one room in their house, from what I understand, all that's needed for eviction is a 30 day written notice, no court process.

Court date has been rescheduled 2 times already!!
