As for uninsured subs, your biggest concern is workers comp coverage.

Hi Tyson, one thing to consider is to what degree these expenses can be reduced - not saying they are high, as I don't know what they run for a comparable property in your market, but the utilities would be a concern (what that is exactly), taxes are decided by locality/state but get the number obviously from landlord themselves.

However, let me say that I have not been sued in ten years and I don't know anyone who has been, so don't get too concerned about this part, okay!

i am beginner in real estate 20 y. o. girl and i started with foreclosure auction, sheriff sales in Pittsburgh.

(not counting the renovation) I think it's tough to find a deal like this in Chicago on the North Side, where you can sleep peacefully at night and not worry about someone breaking in, or a drunk and disorderly, including being located in a  highly rated school district...I understand appreciation, and gambling on neighborhood gentrification isn't a primary concern of mine, this is a risk-free, safe return play.

Does anyone have information on which of the below markets would be fertile lands for a beginner with an interest in C+ to B properties, focus on small - large MF rental properties, strategy: BRRRR. 

My major concerns are the ability to intergrate with a website, robust reporting, great customer usability.
