It was an amazing deal, I never planned on renting it out but it netted me between $4,000 a month and up to $5200 a month the lat year and a half.

The plan I'm pondering is fix and flip and some BRRRR mixed in.

My plan is going to be to sell the homes ranging from $40k-$60k, which will allow me to pull out about $400,000.

Effective communication, detailed contracts with specific timelines and payment terms, and regular progress updates are also vital.Additionally, we now have a contingency plan in place, which includes having backup contractors in mind in case we need to make a change quickly.

I hope you still plan to screen her properly, credit check, and check with her previous landlords, (not the last one).

I'd tighten up the business plan a little bit more.
