So Im trying to contact sellers of distressed, vacant, or absentee owners and getting them under contract then posting ads on craigslist, backpage, even here in marketplace and as I communicate with potential buyers I am also creating a buyers list for future deals as well.

are there states/instances where the professional can be charged with say, a misdemeanor, or so, for using it descriptively in their communication(s)?

It's easy to let emotions dictate what you're willing to pay but if it's a rental it's a rental and needs to be looked at as an investment that either works or doesn't. 

It sounds like its an emotional buy and you're going to buy no matter what.
