How would you word add to sell this duplex?

We are moving out of the province and are selling our 2 investment properties (along with our home farm)

We do 99% of the repairs to save on contractor costs, this also allows us to make sure the job is done correctly as we've had back luck with some hired help.

We've owned this duplex for about 5 yrs, very nice area of a med(22K population) town.

One VERY long term tenant who pays rent lower than the average rent amount (she has a lower rent amount as she came with the building and wants to stay) she pays with a years worth of post dated cheqs and keeps a great eye on our place. She used to own the property and has always loved living there.

Upper tenant is great and we've never had issues with her. Both keep our property nice and clean.

I just need to be able to write this up properly as I'd love to sell the duplex and keep both tenants in. I know we aren't supposed to get emotionally attached to our properties and I'm not worried about the building just my tenants.

Both 1 bdrm/1 bath  units up and down (very easy to rent in this town)

Both tenants pay hydro (2 meters) I pay water/sewer

Parking for both units

Very close to the water and local marina

Heritage are of town with many older large homes

Thoughts??
