A lot of the complaints I see online come from combative owners.

They will act as my "boots on the ground" to help keep an eye on area trends and what not.

How I see it is, if you're going to be there long term then that tells me youThere's also a lot of advantages in doing it in your backyard specifically your local knowledge that you can't get somewhere else and finding the boots on the ground is easier.I say this as someone who does out of state.

When you do this, you are starting with areas where you have a competitive advantage (either by knowledge over other OOS investors or by honest boots on the ground who you already trust).
