Louisville Section 8 Vouchers

My business partner and I have a question about section 8 here in Louisville, specifically about vouchers. We have a 3 bedroom house for rent and keep getting calls from families with 4 and 5 bedroom vouchers. After speaking to both prospective tenants as well as the Louisville Housing Authority, no one has a good idea of how it affects the rent that will actually be paid. For example, one tenant's voucher for a 5br paid $1735 including utilities but when asked if they could use that voucher for a 3br, they stated it would pay the same. The Louisville Housing Authority could not give a straight answer and I am not so sure I trust the tenant's knowledge on the subject. We would just hate to get any further in the approval process for the home to be told the rent being paid will be much lower. Does anyone here have any experience with this? Any insight would be greatly appreciated!

My partner and I have some section 8 properties in Louisville and from my experience if the voucher is for $1735 including utilities and the tenant finds a house that fits their needs, then if its approved by the housing authority, the voucher amount will stay the same. We've had tenants looking for 4 bedrooms when we only had 3 and the voucher amount never decreased.
