Any reason you couldn't pull closer to 60K back out on the refi with a traditional 20 or 25% down loan, or do you already know what your refi vehicle will be? 

I’m using a water damage restoration company that came recommended to me by my home inspection company, and they have 4.5 stars on HomeAdvisor.

My agent (buyers agent) took some pictures and  I'm also planning on having the property inspected by a licensed home inspector.

You can show properties, pass papers, bookkeeping,  handle tenant relations, and complete move-in and move-out inspections.

I have been thinking on how to compensate her based on the results of every project.One idea is to pay her by the hours she put on meeting with the GC, inspecting how job, etc.Another idea is to define a percentage of the Net Profit that will be her compensation.

I have also installed exhaust fans in each bathroom.Every year, I have a handyman do an inspection, and we almost always find mildew.  

Nothing there or in the inspection deterred us though, it looked to be a pretty simple flip.

I will view the interior of the leased unit when we perform the inspection. 

It was never communicated to our agent until after the offer was accepted that the tenant is not happy with the new rent price and may move out ASAP.The sellers agent also told us only now that the tenant has been difficult to work with on scheduling showings and now the inspection, even though they already knew that the house was being sold.Then, the sellers agent asked us if we would be interested in using their own property management's service.I don't have any specific questions, but want to get anyone else's take on whether this is a suspicious situation, either with the tenant or with the sellers agent.

I just looked at some of the listings and you are right, there is quite are several listings closer to the 1k.
