Some of the areas where that will cause investors to become frustrated are regular reporting, timely delivery of payments, accurate and transparent financials, timely delivery of tax documents, and the ability to meet target projections related to timing and returns.

And doing this will really will cause you to make it as an investor faster than if you dive into it right now.

On the flip side, students can sometimes cause more damage than your average renter, so make sure you're asking for a deposit that will cover you if they destroy the place.

@Christopher Phillips The roofer also mentioned that the shingles were fairly new but there was at least 2 layers of shingles on the roof causing the layers to retain water hence why when I walked on it I could see  water coming up in some areas.I plan to get a more estimates to ensure I am getting the most accurate information and reasonably price on the job.

You can make one written offer and go from there, but the the main things is to make a firm offer and make them give you a response if possible.As for as putting it on a contract a head of time, my thoughts is unless it’s a simple contract it could cause them to blank out.

MuuhahahaBut alas... although the leads are different in cause of distress... all have a comon trait.

From my experience if they are paying the fee themselves and have no other option, they will resent you and that can eventually cause problems.
