I am going to start in the wholesaling business; there I have currently started a direct mail campaign to preforeclosures and probates.

In that sense, some "typical" routines deployed by Mortgage Servicers like mail campaigns and auto-dialer phone calls are not enough to get a borrower to pick their head up.  

Rent out rooms that you aren't using to build reserves and then use that cash to start a direct mail marketing campaign.

If you are looking for flips, then I think you need a concerted marketing campaign.
