@Precious Thompson I had a buyer ready and able to buy as soon as I got my license...I was actually holding him up since it took a little bit to get 'on-boarded' to my brokerage and the MLS in order to actually do anything official. 

SFRs tend to run lower vacancy because they're often rented by families who want to stay put with kids, etc.

I'm part of the HOA board for a 20 unit townhome complex in Bound Brook, Somerset County, NJ (Central NJ).

You can't convert a regular washer machine to a coin operated, it uses a different logic board.

Trying to buy 10 rentals over the next 10 years as my time in the work force slows down (engineer in IT and the kids work cheaper and surpass you at some point).

Also she has 3 kids so in my mind, keeping a roof over their heads and paying rent on time every month would be her first priority!

It's getting to the season where kids are starting to look. 

You could also pretend someone on the HOA board is requesting you deal with it before sending a violation notice, but then you have no recourse if they don't listen.

Might be difficult for me to get up to NH for one of the meet-ups (kids, city job, etc.), but maybe we can grab coffee here in town.
