If not, I'm unsure exactly how I'll proceed, but it was made clear to tenants that if I can't get rents raised that I can't keep them and they both appeared to be understanding (they assumed I was kicking them out to flip the house because of all the renovations on the block so they were appreciative I was trying to keep them there).

So if you're living in Providence, I probably wouldn't recommend buying in Woonsocket for example.The farther away your next property is, the bigger of a mental block you'll have to go over there and take care of things, check up on the property, etc.

Every other property within two blocks is worth $200,000 or less...I have noticed that the Investors who are looking for Duplexes and Tri's are looking on the East side of I275 because there are not that many on the West side all the way to MacDill AFB.
