Hi everyone, I'm Paris. Mid-twenties and I recently got into real estate in Rhode Island by buying a duplex, living in one unit and renting out the other; and spending a lot of time reviewing the bigger pockets podcasts and forums.
I've been working through everything myself (and fumbling a bit here and there, haha) but I think it's time I put a more concentrated focus on things since I want to expand my portfolio; end of next year timeframe.
Any suggestions/tips for a new landlord/investor; my biggest hassle has been how to go about finding contractors for work I can't do or doesn't make sense for me to do. Also where would you start with networking, learning to analyze deals, and finding out about your market? I've been spending a ton of time reading/watching stuff, I'm trying to avoid paralysis by analysis.

Thanks for the advice! I've been weighing the pros and cons of the distance between properties, but you're right, even a little bit of distance eats up a lot lot of time going back and forth.
I'll start work on learning about nearby areas and definitely look into the local groups.
