I'll bet very little when you're just starting out.You also have to watch out for readings that seem to contradict - there is sometimes more than one approach, and you'll have to determine the approach that fits you.

I use Buildium because 10 years ago when I started I wanted software that was web based, allowed for online tenant portals (to apply, pay, put in work requests, etc), allowed online payments, etc.

I'd bet you probably could use some tax shelter though ... your strategy makes no sense to me given your situation, unless I'm missing something.I'm presuming you are well versed in security analysis, so I'll make some analogies.
