I'll bet he's using the wrong primer. 

I'll bet very little when you're just starting out.You also have to watch out for readings that seem to contradict - there is sometimes more than one approach, and you'll have to determine the approach that fits you.

If it's a higher end duplex (which I am looking at for older people to downsize into) an architect was our best bet.

With oil at $106 a barrel, I bet a Dubai home with a small oil well in the backyard might be the best investment of all!

But, as @Alex Deacon said, if you already have someone who is willing to take you under their wing and you trust, that will be your best bet.

I use Buildium because 10 years ago when I started I wanted software that was web based, allowed for online tenant portals (to apply, pay, put in work requests, etc), allowed online payments, etc.  

I'd bet you probably could use some tax shelter though ... your strategy makes no sense to me given your situation, unless I'm missing something.I'm presuming you are well versed in security analysis, so I'll make some analogies.
