For me, I am never afraid of learning or spending time on improving myself. 

Etc...For someone who has already been through it and been evicted, they likely are more comfortable and familiar with the process and as such aren't afraid it'll happen because they know they can bounce back and the world won't end.

They are afraid to pull the trigger on a deal or they fall in love with the idea of making a deal (meaning any deal) and make a bad first deal.

I'm afraid they'll think I'm trying to take advantage of people when they're down, rather than create a win-win situation which is what we do.

I thought about having them lend to the LLC, but am afraid they would need to file a tax return in that state, which really complicates things for them because in my state there is no state income tax.  

Regarding your situation, I'm afraid you can't do anything about it but live with your contract.
