Hello everyone!
I am new to the site (still in the process of finishing my profile) and am new to the whole real estate investment. I am looking to get my hands dirty in the next couple of months. I am 22 and basically will start my career soon. I started reading the Ultimate Guide as well.
I am looking for cash flow at first before I start trying out other areas. My plan right now is to save some money to get a good down payment down and pay off the first property as quickly as possible to get a higher cash flow (if that makes sense). Then I hope to get more properties from then on and using some leverage.
Is this a good plan? If not, what should be my first steps? Also, are there any tips for beginners like me that you would like to share? Things to avoid? Common mistakes? I am basically open to learning as much as possible before starting out since I would not like to commit some mistake that will basically ruin me financially for the next 10 years.

Do you live in NYC? Is that where you want to invest?
Do you have any other benchmark goals you want to hit?
Mistakes that new people make? They are afraid to pull the trigger on a deal or they fall in love with the idea of making a deal (meaning any deal) and make a bad first deal. (I did both of these! Hahahaha)
