Also, do your homework and make sure tenants qualify...use free background check services like mycase.in.gov (what I use in Indiana).

But I guess I have to buy his product/service to learn how it works.

I've received a request to provide professional pest control service from tenant to help eliminate pest issue at the rental property. 

Just be prepared to hold it for a while until folks can afford to buy / rent again.

Things are going strong here in the Sherman Denison area and it's much more affordable for someone who is just starting out.

He decides that he won't be able to afford rent anymore and moves out by the end of September and we allow him to break his lease with no penalty.

Not to mention we cannot afford anything over a total of $350K, so sure the numbers would still work for $220K but then we couldn't buy it lol.

The other thing about trailer parks is that you get enough trailers and you actually can afford to have professional management.
