When you examine the people advising the popular course of action you see that are either people who are selling something such as mentorship programs in wholesaling properties, or people who have recently committed time and or money to this pursuit and have a almost fanatical need to convince everyone else that their course of action was correct.

I'm sure this is market specific and you may have different results but instead of it being a complete waste of my morning I thought I'd share this info with the forum in order to hopefully save someone else's time. 

What you need to do is specialize is several specific areas, and odds are those types of areas exist where you live today.This is why, in my view, every investor should begin where they are and learn using an area you already know fairly well.

There are many owners out there who are older, who don't want to be landlords anymore and who don't have real estate agents to advise them as to what "market" values might be. 

I don't think anyone worth listening to is advising that right now.

This is an example of why it's so important to understand one's customer and one's specific rent market niche.
