Investment Info:Large multi-family (5+ units) commercial investment investment.

I know this fluctuates, but just want to see what other people are getting loan wise for a loan on multifamily over 5 units?

Rent for POH x2 is 450/month4th unit empty and needs large renovation ($8k or so) or drug off. 

All units are empty, and it is in really good shape for a hundred year old building.

They did inspection but they could not get into the attic due to the ac unit blocking it thus they couldn’t check there or check for termites… he recommended to do a hole on the attic to inspect.

Pick up a $4-$5M with 30-50 Units in a C area at the border of a B area, or in an expanding area.

Currently all 3 units are rented with tenants.  2 are month to month and the third  is up in September.

I will rent out one unit and will live in the other.

I'm now w/ a brokerage that focuses on single family and small multifamily (2-10 units). 

I could get more ambitious with the renovation and make 4 total apartment units with 2 approx 800 sq ft. units on each floor to get a lot more rental income.
