Hello I'm new to learning real estate I'm working on doing the driving for dollars technique , but I'm confused to where and how to get a contract once I find a buyer and seller can someone please explain this to me .

Many gurus teach information that is outdated, only works in theory, or is possibly even illegal.I once had a "guru" try to show me how to flip a heavily leveraged commercial property, but the technique he was teaching could easily be seen as defrauding to the original lending institution.For great recommendations on books to read, listen to the biggerpockets podcast.

How did you change your deal evaluation techniques?

We are looking for someone who has successfully farmed MHPs and developed a set of best practices, techniques, tools, etc, that we can leverage.

Dustin, it's up to guys like you now to carry on in this industry and enlighten others as to ethical practices and more sophisticated investing techniques, lead by example and if you see something that is not just right, point it out so that others will understand the difference and the reasons why things are done in the manner which they are.

I have ideas of starting a luxury property management company once I am out of school only tailored to homes over the value of $1.5m.

I love the house hacking technique and am in the middle of doing it with our second house purchase right now.

Creative financing, wholesaling, flipping and all the techniques have been around and used since people could buy property.What is new is the technology we now have to find motivated seller, cash buyers and manage the entire process.
