If your lease with the tenants stated they are responsible for this bill, I'd suggest you pay it right away to avoid the lean and include it as part of the security deposit settlement process.

I assume you got the security deposit from the seller so you can sue that to pay the missing rent and any damage that has occurred. $700 for a water heater sounds like a steal. $200/mowing seems high, luckily that will go away next month at the latest?

As per their lease, any lease break forfeits the return of the security deposit and tenant is responsible for the remaining balance due to the end of the lease term.
