Hello, I have a few SFH rental properties in downtown Phoenix that are on .4 acres lot.

It produces useful reports for various properties.Cons:   They over promise and under perform on virtually everything.  

Approached multiple real estate agents in my market with the attempt of understanding pocket deals and to make offers on distressed on-market properties they have listed on the MLS.

The purchase was $375,000 and the rest was used for renovations.My cost bases in the building will be around $740,000.I refinanced the building with a $900,000 loan.I have an offer on the building of $1,400,000Total capital gains would be about $660,000So, my question is after selling the property (for easy math) lets say I walk away with $500,000 after paying off the bank loan.

My question is if i should use a HELOC on my primary home and using that as down-payment for investment properties?

We are property owners that went into an owner financing situation on a deal with a buyer.

My current focus is on securing my first deal under contract using PropStream & Off-Market strategies I am eager to connect with experienced investors who can provide insights or advice to help me navigate the early stages of my real estate journey.

I remember hearing some really great seller financing advice on a BP podcast, it was probably episode 13, i'd check it out if you haven't yet!  

Make sure to dive deep with your lender on the analysis to ensure you make the right decision based on goals, short and long term. 

I'm assuming you would need multiple bids on your business in order to get your biz?
