If you can find a hot deal in that area and it’s just you and the seller then you can get really creative a la Jake and Gino

Current taxes are okay for me to handle for now but it is in a very very hot market area now so I am sure taxes will go up even more.

I am looking to potentially do the following for each unit: Remove the steam radiators and switched to forced airAdd central ACSwitch to gas (gas line is coming to the house already for cooking)Add hot water heaterAdd a sub panel for electric (only needed on 1 unit)I realize this is a big job but I am getting quotes that I think are very high.

Provo is a hot market though, so maybe my months old info is already dated.

Thomas I’m inclined to go your route and just rebate them for one day of the month.They said they chose to go to a hotel bc they felt it was too hot for their dog.

There are three other HVAC systems (two for the first floor from the illegal apartment) that are old and will likely go soon along with some older hot water heaters.

It seems to be a hot-button in the industry right now.  

@Jonathan McGee I am a native of Memphis but currently live in Nashville and looking to start investing in real estate in Memphis.

At the hot and cold water supply shut off for washer next to the discharge hose see if connection is old style turn handle or newer on or off selection.

All 3 units have electric heat.In the rear house owner pays sewer all other utilities are payed by tenants back house each unit has a gas hot air furnace I believe water heaters are electric.
