Duplex in Provo Utah...Help me analyze this deal

I am new to the Provo market and I am beginning to run numbers based on about 24 hours of research. I'd love to get some input from those that specialize in this market. Any input is much appreciated. I'm most curious about expenses and rental income.

That is a decent part of town. Lots of students and young folk.

Price looks pretty much right where it would sell to an owner occupant. Kind of high for an investment, but not out of whack for that area.

Those taxes look really, really, really low. Chances are if the taxes really are that low there was never a building permit issued for any renovations- otherwise it probably would have been reassessed. That place was likely a full gut- and if there was no permit, it was probably a DIY- which is common here. But, no permit usually means corners were cut, so be sure to get a full inspection. I can recommend a very good inspector.

Have you been through it yet? It might look nice in pics but in real life it could be very different.
