One of the new agents on my team did that for one of our clients that bought a house as an investment property.

My personal goals focus on appreciation, so I'm okay with making minimal positive cash flow in an area that is appreciating quickly, even if rent rates are increasing at a slower pace.

I househacked a 3 family with a 5% down conventional product or a 3.5% FHA loan, improved the property, lived there a year and HELOC'd it before I went onto my next house hack.

My thoughts are that because;1.
