If we rented and held the property long term we have plenty of room to build out the modern duplexes that seem to be getting built everywhere around us.Wanted to STR this house but the city has a limit of 60 days and all kinds of other rules so that is out.Have checked and can long term rental.Let me know if I have missed anything to help address this.

Warm welcomes from a fellow PwC Alum(4 years for me in the NYC office) splitting my time in the Investment Management(IM) and State and Local Tax Group(SALT).Commercial real estate is normally a good candidate for a cost segregation study.It is unclear of the investor pool that you will be taking capital from - There are unique tax considerations when you have investors that are Exempt organizations and foreign partners.Another consideration for the investors, you may want to work with a firm that can handle the tax filing obligations for the partnerships by April 15 - This would allow your investors to file a timely return instead of them having to go on extension.Best of luck to you in your search

When the officer and locksmith came down at 1030 am they were informed by court that my tenant filed for a stay and dropped in mailbox after court was closed Mon nite.

Just show up at their office,  in person, unannounced and introduce yourself--say you want to talk about real estate.Be polite and nice and I can't think of why anyone would be so rude as to blow you off...

Not saying it's  a scam, but there are plenty of loan officers that charge no fee to hassle with that mess.
