But I’ve found multiple deals in my neck of the woods (Michigan) that fit the required criteria of $300 cashflow per single family and $400 per duplex assuming a 7% vacancy, 5% repair l, 5% CAPEX, 10% PM.

Utilities - the low rents don't support a return to install multiple meters or even a reasonable RUBS which further erodes the P&L with rents that can least afford it.All that said - I would love to hear from someone having better success in Small MF in Huntsville or who sees it differently.
