Recent internet searches of the economy of this town point to the underwhelming economy, which is heavily tied to oil and gas.

One of my biggest concerns is  this article  I recently came across on Investopedia, which seemed to indicate that you need to use the 50% rule.

I've read a couple of article to about beginners, and gained a bit but hopefully something else in the way of reading articles will help me get through the next stage of my life.

From all research I've done, everything from academic articles to news articles etc., is that these homes are cheaper, reduce the need for architects, various contractors, and dramatically reduce building time. (10 weeks from start of fabrication to final completion on-site).

Brandon is estimating similar capex on his five-plex to what Ben estimates for a SFR.It would be great to get a "four-years-later" update from Brandon on this property's status, but I'm also curious whether others here think that Brandon's feat can be replicated - and actually pan out the way his article forecasts, or is Ben's cold water the final word?

I agree with other comments above that $10k is not enough to invest in a buy and hold property yet, but you might want to take a look at an article I wrote about an alternative where I invest in portfolios of 10 SFR at a time, that are co-owned by the managers who are local to the properties in the midwest.
