The presentation question can apply to all types of presentations: what would you include in a presentation to any potential partner, or a presentation you are creating to present to anyone or any institution from which you are attempting to gain financing for a rehab?

Lack of Landlord-friendly laws is another big reason I have tended to avoid looking in my state and most of the surrounding areas as well and states like Texas and Florida are ones that consistently come ups as being much more friendly to landlords, but I do worry about finding deals in certain parts of states like this with more institutional investors moving into the really rapidly developing areas.

This is because institutional lenders still see these rehab projects as low risk.

Dozens of offers with institutional type sellers is not going to bear any fruit.

Private lending simply means that you are borrowing money from an individual rather than a conventional financial institution (bank).

We are also seeing a phenomenon right now with lending institutions bypassing the traditional model of discounting REO and instead offering those at full price to the institutional buyers operating in their areas.  

It seems large institutional investors will begin adding large positions this year.

As we all know the junk loans started defaulting, which caused financial institutions to fail, which caused general stock market distress.

Our funds are privately funded by investors both individual and institutional who are all licensed in the states where needed.
