Its a document you either deliver to the tenant in person or post on their door that says "you have three days to pay the rent or get out (i.e., "quit")".  

you will need a private money second or a money partner.Things to watch out for: Only use a reputable lender, watch out for all the fees (appraisal, loan app fee, processing fee, notary fee, points, etc), be careful of those who may promise one thing but have more intention or ability to perform on it (over promise, under deliver), and make sure you fully understand all the docs you are signing.

Or you would have to have a septic service come out between guests and also fresh water delivered and a working generator with gasoline delivered also. 

The notices I delivered have obviously all been in English, so I imagine they just dropped them in the trash.

You want to under promise and over deliver though.

@Edouard Pierre - I would also write in that every tenant, including family, must have a legal mtm lease or that unit must be delivered vacant at closing

If the oil was separate the oil man would just deliver the oil and leave.

I am very happy for my brand new client who called me in a panic a few days before Thanksgiving needing financing because his other lender couldn't deliver what he needed.

The rent control situation is a problem, luckly, mine will de delivered empty.
