The bonus unit doesn't add the same amount of value as a legal unit, but it does add some value in the sense that it is "finished" space just like a finished basement or attic would add value. 

But security deposits and the like could offset this so that you could even receive a $300 bonus for signing up.

My thoughts are that true wealth comes from appreciation, cash flow is only a bonus and if I put it into the stock market instead I wouldn't be making cash flow either (besides what's likely very little in dividends).
