For example I started my company primarily because I wanted something on the east coast and not in the south, or middle America and there are only a few companies doing that.

I believe it's considered the Western Slope of Jersey City.

We will see some "buyer fatique" as people get sick of chasing the market, probably much more on the W and E Coast than in the midwest.

Ned also very much depends on price points.. that is why HML on the west coast that average 400 to600k each rates are about 9 these days.  15% and there would be no money in them and there would be no deal flow.. by the time the properties are bought at auction or courthouse or wholesalers or whatever .. but when you buying 20k houses that need 20k in work.. that are worth 80k  you can pay 15% all day long as you allude to.. 

Not sure about Fort Collins, Co, here in more desirable US coast with 2% unemployment sales have been slower and prices are more negotiable since last summer.
