- that pm refused to visit the houses with me and gave me lockbox codes (they were all the same code - hundreds of homes under management & i could open any of them probably even today!)

Most readings suggested that trustee for the land trust is better from out of state. So can a foreign individual without SS# serve as the trustee?

Just to be legal (in CA), you need write to the tenant that you're cancelling the card, and give them the new method of payment in advance.
