Our cash flow was impacted solely due to converting one unit in the off season from STR to LTR.Note our STR was not beach front, it is I think 5 houses from the beach with virtually zero beach view.

Our handy man likes the blue waxless rings (fluidmaster universal better than wax toilet seal) which are great because they can be reused if you later have to pull the toilet for flooring replacement.

My questions are1- Does anyone have any brokerage firms they know who are investor friendly for low volume deals, preferably no monthly fees and access to technology (MLS,Docusign etc). 2- Does anyone have experience with virtual brokers (as these seem to be the best option so far). eXp or virtual realty group or some others you may suggest?
