I am considering buying a property to use a short term rental (likely in Dallas, Amarillo or San Antonio areas - for airbnb, vrbo, vacation rentals etc.). 

This may not be quite as relevant because I'm primarily with vacation rentals up to this point, but I've had a lot of experience with different dogs (no cats allowed) many times a year with each property.   

@Tchaka Owen I tried to just give them 70% of the purchase price until vacated, but it turned out with what they owed and back taxes there was nothing left.

@Jerry Guzman, make a plan and show her how it impacts your financial situation over time--e.g. paying off debt, kid's college, vacations, etc.Highlight financial security and how RE can be a hedge against the whims of working in a corporate environment.Don't expect her to get on board right away.

Hi everyone,I have what feels like my first eviction on the horizon and was looking for some good landlord tenant lawyer references.My tenants were served the notice to pay or vacate on the 6th and have until the 16th to remedy the situation.  

As a vacation rental, I was worried about squatters, obnoxious party's, and litigious people.

As opposed to saying, "we could make an extra $500/mo" you could say something like "this rental could pay for Susie's day care" or "this rental would allow us to take that vacation to Hawaii we've always been talking about".
