I don't know much about mobile homes so I don't want to steer you wrong however I do know that a lot of times when people sell mobile homes they are located in a park.

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

It depends how distressed the park owner is and needs your assistance.

The best way to find a Mobile home is through the local park manager.Go and find the parks that are close to your home that you like and schedule a time to take every one of those park managers out to lunch.Explain to them that you are an investor and you are looking to purchase some mobile homes and leave them in that park.

As for sex offenders, I personally would never rent to one, and if you do, make sure your house is far enough away from churches, parks, schools, etc. to satisfy criteria.

Would it be on its own individual lot or in a mobile home park ?
