Many lenders will not loan on a house that can't be inspected so you will need cash to buy (or access to a line you can draw against)Do your homework and recognize the possible downsides before you buy - sometimes a good deal is not what it seems on the surface.

Foundation work, new roof, added a bedroom, removed old boiler heat, all new HVAC, new kitchen and appliances, removed wallpaper and old cat urine soaked carpet and subfloor, paint on every surface, added a soaking tub to the master bath.

General liens by the order of court, taxes, child support may be, each state has a priority of liens you'll need to understand.Title issues can be resolved, if there seems to be some issue on the surface simply take the cost of an attorney and court costs into account in your bid.
