Most importantly, when our residents have a problem with something in their units, I get our contractors or handyman in ASAP to address the problem, or stop by myself if it is very minor.Many investors tend to shy away from investing in condo communities, but so far my experience has been positive.

Dating back to my very first flip I have found that I ALWAYS tend to do more deals during the holidays... it seems that early on in my investing I stumbled onto the discovery that most investors take the holidays OFF leaving the market wide open for the picking...During the month of December I contracted more deals than in a 2 week time frame than I had done in the last 3-4 months and we had a good year, honestly!

If you were to start there I would tend to choose an operating functioning building not something that needs significant work in repairs or upgrading tenants.The less knowledge and experience you have the higher your risk.
