Is there any way to buy/invest with bad credit?

I had sterling credit until 1-1/2 yrs ago when I had to claim bankruptcy.  I really have little to no money to work with.  Is there any way I can get into the real estate market in this situation?

Hi @Amy Taulli! Absolutely, there are a bunch of real estate plays that don't require much money or good credit:

  • Become a lead finder ("bird dog") for a well-established investor or wholesaler in your area. Generate a little money, then use some of it to...
  • Begin doing low-cost marketing (postcards, door hangers, etc.) to attract sellers, and then start wholesaling yourself.
  • Identify and talk to as many serious buyers as you can, then go back to that established investor or wholesaler from Step 1 and arrange a joint venture wherein you'll help them sell their deals (to buyers you bring) for a piece of the wholesale fee.

These three tactics alone could get you learning the business tomorrow, if you wanted!
