Looking for thoughts on structuring the deal. 

It did not affect either structure, just the driveway. 

Please advise if I can do something else to structure it better? 

Ideally you can find a place that is structurally sound but needs some cosmetic fixes that you can handle gradually over time to increase the value of the property and monthly rents.

I mean that in a nice way and only ask because too often I feel like we (myself) included put the cart before the horse with regards to opening LLCs, getting business cards, etc.Also, I think entity structure might be somewhat location-dependent. 

It's all in your negotiation and your deal structure.

@Justin WilkeyJustin, I found a national company who is local to Cincinnati and (i believe) would be willing to do 60/40 with brand new machines if I can structure another investor and property into the deal.

Speak with an attorney or CPA about the best way to structure the partnership.

Average wholesale fee in Vegas is going to be about $2-$7k if you structure it right. 

I live for creative deal structuring and almost never use my own money to fund deals.
