So that was my point to this hedge fund manager how are you going to do it when all those that came before you could not  what do you see that others dont.And to me it was the Clayton Morris pitch  IE we rehab better than anyone else and we only put in doctors nurses police and firemen.. :) when in fact in those areas 90% of the signatures on the leases are unmarried females..

Called them last Friday and asked to speak with the person who was handling my loan mod app. was told the person is still waiting to hear from senior management and would call me when she has information. told the person that I wanted to resolve the issue before loan is transferred and can pay the balance.

But in my opinion they are calculated risks that can be managed with the right disclosures, contracts and title insurance. sorry bout that I got this one and a thread about a lady in Washington wanting to do wholesale deals and foreclosures mixed up with this thread.. semi senior moment on my end..

And of course if they sold on a wrap they have to spend thousands foreclosing and debt servicing the Senior.. this is the big risk that is glossed over.
