It seems like the rental calculator is more on a current purchase where we have had our home for 2 years.

I did both wholesaling and flipping early on, but wholesaling seemed a better fit for me.

Thanks for the feedback so far, it does seems like a good idea to house hack while I'm still young. 

Both rents and property prices are still increasing, although the rate of increase seems to have slowed.

Or does this seem to be a way to build wealth as long as you actually can construct a list of cash buyers to be partners with who know the Market and everyone walks away from the deal happy.     

Right now I just wanted to get some practice researching and gathering information and running comps. rentometer seems pretty accurate for the area based on the rent rates I know about.

For the mortgage in 2015, it seems lien to Capital One Home Loan.  

It seems to me that investors could say the same thing about Northern CA real estate for the past 30 years straight, yet the folks who have bought there have been laughing all the way to the bank the entire time. 

They seem to be mostly full.By the way, it appears that the tenants are not using the units for traditional "warehouse" roles, but mostly small business interests.
