I like how vacancies are less of a concern, we would be able to get the year's premium upfront before the semester starts, and we could have their parents co-sign the lease which would help with screening.

From there, your steps are: search - make offer - get deal under contract - mortgage application/approval - title - schedule closing - final walkthrough - closing - list your rental unit on the market - screen tenants - sign lease.I operate out of NY so things may be slightly different in FL.Best of luck to you moving forward!
